Relax in our peaceful apartment complex and enjoy it's many amenities including an outside pool and grill as well as free parking.
Our aim is to provide you with a safe and enjoyable stay at the Apartment. Our Guests and their party shall abide by the rules (collectively “House Rules”) for the Property as stated below. Our Guests acknowledge and hereby agree that failure to follow any of the House Rules may result in their access to the Property being removed and immediate termination of the Reservation without a refund.
Responsible Guest(s) will immediately inform the Host during the reserved stay in writing via the booking platform where the reservation was made—or via email if reservation has been booked directly—of any incident or unsatisfactory experience that may disrupt their stay. In any such instance, the Responsible Guest hereby agrees to allow the Host up to 3 hours to respond and attempt to resolve the reported incident before the Responsible Guest escalates the situation to the booking platform where the reservation was made.
The Building and Apartment access codes are in place for your safety and security. Do not share either of these access codes with anyone not named in your Reservation.
Please remove your shoes at the front door of the Apartment and refrain from wearing them in the Apartment.
Please be respectful and considerate of our other guests and neighbors. Quiet hours begin at 9 pm ET and end at 8 am ET. Any complaints of excessive noise will result in immediate termination of your Reservation and removal from the Property without a refund.
Please note pool and gym access are subject to restrictions/change per the building management.
Do not store any items—large or small—in shared or common areas of the interior or exterior of the Building. Your personal items must be stored within the Apartment.
Use of open flames for any purpose (i.e. candles, incense, drug use, etc.) is not permitted anywhere in the Apartment or in, on or upon the Building.
No smoking of any kind (including vaping) is permitted in the Apartment or in, on, or upon the Building at any time. A smoke remediation fee of $250 will be assessed to your Reservation if smoking is found to have taken place during your stay.
No illegal drugs or illicit activities are permitted at any time in the Apartment or in, on or upon the Building. Discovery of any such activity will result in immediate removal from the Property and termination of the Reservation without a refund.
No additional overnight/live-in guests are permitted unless they have been named as part of your Reservation or the Host has provided written approval prior to their arrival and any additional payment has been remitted to the Host. An overnight or live-in guest is defined as anyone staying beyond 11 pm ET at the Apartment or living and sleeping at the Apartment. Responsible Guest’s access to the Apartment may be immediately terminated if undisclosed or unauthorized overnight guests are discovered, plus a fee of $50 per undisclosed or unauthorized guest per night will be assessed to your Reservation. An undisclosed or unauthorized guest is any guest that is not named in the Reservation or has not received the Host’s advance written approval.
No more than two (2) dogs are permitted on the Property as part of a Reservation. Each dog must weigh 45 pounds or less and they must be house-trained. Breed restrictions also apply. Responsible Guest hereby agrees to provide the Host with a recent photo (within the past month) of the pet(s) prior to arrival for verification. In the event of any damage to the Apartment beyond ordinary wear and tear, the Responsible Guest will be assessed a pet remediation fee of $250, Such damage is including, without limitation, pet messes not cleaned up by Responsible Guest prior to the expiration or earlier termination of the Reservation. The restricted dog breeds are: Pit Bull Terriers, Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chows Chows, Doberman Pinschers, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes, and Siberian Huskies.
Please care for our property and items provided for your use as if they were your own. If you or any of your guests have damaged or broken any items you agree to immediately notify the Host. The replacement cost of any damaged, broken, or missing items, including missing and/or excessively stained linens and towels (i.e. used for removing makeup) in the Property as a result of your stay will be charged to your Reservation payment account. You will be responsible for paying the total replacement and/or repair cost for all damages in excess of $250.00 occurring during your Reservation. Failure to notify the host of any damages may result in additional charges. Please DO NOT use provided linens and towels for pets or any pet uses.
Do not flush anything other than toilet paper down the toilet. Do not wash items other than soap, water, or stray hairs down the sinks and/or shower drains. Do not place garbage or food items any larger than a grape down the garbage disposal.
Food & Garbage: Do not leave already opened, perishable foods exposed in the Apartment. All opened food and food containers must be stored in the refrigerator. Please dispose of food garbage in the provided kitchen trash bins. When the trash bins inside the Apartment are full.
Host and it’s agents reserve the right to enter the apartment at any time in the event of an emergency or urgent maintenance issue that needs to be resolved promptly. When possible, the host shall provide the guest with advance notice of the need to enter the apartment under said circumstances.
Responsible Guest agrees to indemnify and hold the Host harmless from any actions, claims, losses, damages, and expenses that may occur as a result of any infestation that occurs during or as a result of his/her stay in the Property, including without limitation, bed bugs. It is acknowledged that the Host shall not be liable for any loss of Responsible Guest’s personal property or for any personal injury due to an infestation of any kind unless caused by Host’s gross negligence or willful misconduct.
No mail delivery is permitted to be received at the Property. Securing a USPS P.O. Box or UPS Store Box are the recommended mail options. Package deliveries are permitted to be received at the Property on a case-by-case basis and only with the Host’s prior written approval. Packages may be returned to the sender if delivered without the Host’s prior written approval.
Common Courtesy: If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, tell us; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back.
Sub-leasing of the Apartment is strictly prohibited. Any attempt by Responsible Guests to sublease the Apartment will result in immediate termination of the Reservation and Responsible Guest’s access to the Property, without a refund.
No parties, events, gatherings, bachelor or bachelorette celebrations, or other “social group gatherings” of any kind for any reason are permitted in, on, upon, or about the Property.
Installation of any items in, and/or structural or material changes to the Apartment—including, but not limited to dismantling or removing furniture or other items within the Apartment—is strictly prohibited and will result in termination of your Reservation. Repair costs incurred by the Host due to such prohibited actions will be assessed to your Reservation.
Do not touch or otherwise tamper with any internet router, smoke/carbon monoxide detectors, and security equipment in, on, or upon the Property. Tampering with any security equipment is grounds for the immediate termination of your Reservation without a refund.
