Point Breeze is a new-construction lakefront home on the private side of Lake Anna with what almost no house on this shore has: a full-size private pool on the waterfront patio, plus a hot tub, fire pit and your own dock on 100 feet of frontage. Seven bedrooms sleep 20 (five king suites, a queen room and an eight-bunk kids` room), with three living areas and two game rooms so a big group can spread out. About 90 minutes from DC and an hour from Richmond.
THE WATER
Private side of Lake Anna in the Rock Island Landing community: warmer, calmer water with no public boat traffic and a longer swim and boating season. Your dock is in the backyard with five feet of water at the end and direct access to the main lake; the community boat ramp is a short drive inside the neighborhood. Four kayaks, three paddleboards and life vests are included.
THE POOL AND PATIO
The private waterfront pool sits on a paver patio between the house and the lake, with a covered lounge, outdoor TV, loungers, a Blackstone griddle and a propane grill. The covered eight-person hot tub and the fire pit (wood provided) are steps away. The pool is open April 1 through October 14 and takes a winter break from October 15 to March 31; the hot tub runs year-round. Pool heating is available in the cooler pool months.
THE HOUSE
Built in 2024. Three levels with floor-to-ceiling windows and panoramic lake views. Two fully equipped kitchens with two full-size refrigerators, a dedicated workspace with fast Wi-Fi, and Smart TVs throughout.
SLEEPING (20 guests)
Five king bedrooms, a queen bedroom, and a bunk room with eight single beds. Five full bathrooms. Laundry on site.
GAME ROOMS
Lake level: pool table, foosball, basketball arcade, video arcade and karaoke. Garage: ping pong, cornhole and another TV.
About 90 minutes from Washington, DC and an hour from Richmond.
Check-in time is 4:00 PM.
Check-out time is 10:00 AM.
Quiet hours are from 10:00 PM to 8:00 AM.

No smoking is permitted on the premises.
No pets are allowed at this vacation rental.
No Group events or parties are allowed.
Maximum occupancy is 20, daytime or overnight.
No parking on the grass or on the street. There is free paved parking available for up to 7 vehicles.
Please be gentle, we are on a septic system for drainage. In the kitchen, kindly discard food debris, cooking oils, grease, coffee grinds, etc. in the trash. In the bathrooms, please do not flush sanitary products, wipes, paper towels, etc.
Please be mindful of neighbors. Some live here full-time and have a right to quiet enjoyment. Any disturbance of the peace, no matter the time of day, can be reported by the neighbors to the police.
There is a private dock directly behind the home. Please swim at your own risk, and do not dive. The water at the end of the dock is 5-feet deep. There is a life ring on the dock for emergency use only.

Streaming services are available on all TVs, requires guest login.
If we are called to the property for excessive noise, intentional damage, higher occupancy of people or cars than is allowed, we can and will evict you from the property.
